Red Sky Apartments, located in Sandy, Utah, is a contemporary residential architecture project designed to offer both affordability and quality. The development features 162 units, including 16 townhomes and 146 flat units, each with its own patio or balcony. The primary goal of this project was to minimize construction costs while maintaining high standards in building design, unit count, and compliance with local zoning and building codes. Our team focused on preserving the building’s quality and livability for future residents while implementing cost-saving strategies for the developer and contractor.

Balancing Cost-Efficiency with Quality Design
To achieve cost reductions without compromising on quality, our architects took a strategic approach to the design of Red Sky Apartments. By scaling back the interior amenity spaces, we were able to create more intimate, high-quality areas for residents to enjoy. This approach allowed for the allocation of funds towards premium furniture and finishes throughout the building. Additionally, we optimized the building’s layout by adding an extra unit on the top floor, offering residents stunning views of the surrounding mountains.
We further reduced the building’s footprint to accommodate a secondary lobby at the south end, enhancing the overall atmosphere and making the space more inviting. We also added a utility and electrical equipment yard, which was architecturally screened to improve the aesthetic appeal of the building’s south end. The pool deck was intentionally scaled back to reduce long-term operational and maintenance costs. At the same time, the fitness room area was adjusted to better align with the needs of the resident population. This allowed us to minimize the amount of exercise equipment purchased, further reducing maintenance expenses without significantly impacting residents’ experiences.
Red Sky Apartments is equipped with a range of thoughtfully designed amenities that cater to modern living. Residents can enjoy a welcoming leasing and lobby area, a pet spa, bicycle and equipment storage, a lounge, a fitness area, and a club room. The outdoor spaces include a pool deck with a swimming pool and hot tub, as well as an exterior residential common area. Additionally, the development offers two levels of parking and a small retail space for added convenience.
